NASSAU, BAHAMAS — A new five-star marina development that will soon be offering unprecedented services to boat owners has chosen local real estate firm Bahamas Property Group (BPG) as its exclusive sales and marketing partner.

Legendary Marina Resort at Blue Water Cay, a $110 million, 120-slip development slated to generate up to 200 local jobs, will become the only marina in Nassau to offer a dry storage facility to protect vessels up to 55ft from hurricane damage.

Strategically located in southeastern New Providence at the closest on-island point to the Exuma Cays, the development will also feature: premium engine service and general repair facilities; concierge and vessel provisioning services; 24-hour manned security; customized pre- and post-launch services, including freshwater washdown and engine flushing; and onsite amenities such as a clubhouse, restaurant and pool, among many others.

“This is the first of its kind in The Bahamas,” said BPG Senior Managing Partner Richard Sawyer. “Legendary has developed the most highly rated and sought-after marinas in the region and we are excited that they chose New Providence for their latest project. The Prime Minister affirmed that taxes amounting to a combined 20% of a vessel’s value have been eliminated in the 2023-2024 budget. A new law implemented on July 1st has removed both value-added taxes (VAT) and customs duty taxes, which were previously levied on vessels registering in The Bahamas. This significant development positions The Bahamas as a more financially competitive and appealing destination for vessel owners.

Given that the duty rate and VAT are both 10%, this eliminates a 20% combined tax rate imposed on boat and yacht owners who bring their vessels to The Bahamas to register. This signifies a potential tax liability reduction of $200,000 on a $1 million boat or yacht. The removal of these taxes not only contributes to the country’s goal of expanding the yacht registry but also serves as a catalyst for the sector’s growth and development.

Prime Minister Phillip Davis, leading off the conversation in the House of Assembly on June 7, shared “Currently, the combined duty and VAT rate is too onerous in comparison to registering the vessel in the US, Jamaica, or the Cayman Islands, so many Bahamian pleasure boat owners are avoiding registering the vessel in The Bahamas and instead just paying the $1,000 cruising permit. In this budget, we are eliminating both the duty and VAT and putting in place an updated fee schedule for the registration of pleasure crafts. This shift will encourage domestic registration of these vessels.”

The elimination of these registration rates for foreign boats is poised to attract a higher number of boat owners to choose The Bahamas as their registration destination. Nassau, Bahamas – Legendary Marina Resort at Blue Water Cay will break ground this Summer, and in the spirit of being good neighbours a Town Hall meeting attended by residents who live in close vicinity to the project met with the developers, arranged by their Member of Parliament Hon. JoBeth Coleby-Davis.

Vice-president of Marina Development Rodney Chamberlain and Managing Partner William Pizzorni shared details of the project, the socio-economic and environmental benefits and discussed any concerns. The Legendary Marina Resort at Blue Water Cay development is situated along Yamacraw Lake in the Yamacraw area of Fox Hill and Hanna Roads. For many years, this site has sat undeveloped and in an undesirable state. Clean-up and beautification initiatives are ready to roll out, including removing sunken boats, an automobile, and garbage and installing a culvert to open the ocean to flow into the adjoining marshland. Additional elevation will protect the homes across the way, and to help with noise, the installation of large trees along the northern peninsula is planned. Much of the native trees and vegetation will remain at the site or be transplanted.

“We are happy to say that we have received the Town Planning approval and Certificate of Environmental Clearance and have completed the signing of the Heads of Agreement with the government,” said Chamberlain. “We have been working closely with the Honourable Minister, JoBeth Coleby Davis on this project for a long time to ensure that our project has a positive impact for as many residents as possible. We are honored to be a part of the Elizabeth constituency and intend to be a good neighbor and responsible environmental steward. I welcome this town planning meeting, the first of many.”
